2010. The new year is upon us, and everyone is hoping that real estate markets can return to historical trends of modest appreciation.

There are some challenges to be sure. Inventory is still high, and true market correction has been delayed by the various workout programs (most of which have not had the desired effect). The economy still feels like a recession to me and most people I know, regardless of what the government says. We hope the worst is past, but hope doesn't pay the bills.   

Yet for all that, there are still opportunities in real estate, mostly on the buy side. Pricing is way down from 2006, interest rates remain extremely low, and tax incentives have made it a pretty good time to buy. Sellers have it a bit tougher, and if you don't have to sell right now, there are probably better days ahead. Being realistic about your property is the most important thing a seller can do to help himself today.

There are fundamentals of real estate that apply to all markets, but this one especially. Good location and quality are the keys for both the Sellers and Buyers. Properties with those characteristics will sell, and are worth buying. Properties lacking one or both will remain for sale longer. We are looking forward to a great year helping our customers meet their real estate goals.
